4.

decisions on price. Gives you advise that helps you, not the seller.
5. Finds out that the buyer must have a prequalification letter or proof of funds before excepting the offer sheet.

Common Problems for a SELLER
with an agent
| |
1. Doesn't know all the legal forms that need to be filled out.

2. Can not take advantage of all the marketing solutions that an agent has.

3. He/She is the only one trying to find a buyer.
3. NONE - Every agent in the area is trying to sell it.

5. Has Problems with the lawyer because the contracts are poorly or incorrectly written.
5. NONE - Agent is trained or will resolve any problems.
6. Scheduling a showing. Phone must always be manned and must have a flexible schedule.
6. MINIMAL - Agent will schedule and contact you if you are needed to leave for a period of time.
7. Takes longer to sell.
7.
MINIMAL - Usually sells faster because there are more agents trying to
sell your property and has better advertising (that the agents pay for).
If
you don't have a trained professional real estate agent working for you
it is likely that there is one working for the other guy. That agent
represents him not you. If your a buyer then you are not paying for
your agent but he is working for your best interests and can help you
overcome many tall hurdles. If you are a seller then your agent is
going to get you a better price on average then if you go it alone and
he is probably going to sell your home faster. He will pay for the
marketing and do all the other work.
When
looking for an agent, find the one that best fits you. Question at
least three in your quest to find an agent. If it is not working out
then find a different agent. Protect yourself - GET AN AGENT.
