What I do to sell your home.


I do not just list homes. I sell them. My priority is to get your home sold!

Many agents will allow you to over price the property, put a sign in the yard, a lock box on the door, place the listing in the MLS (Multiple Listing Service). Then they go back to the office and cross their fingers and pray that it sells.

Please allow me a chance to help you get your home SOLD lets schedule an appointment to determine your needs. Here are some of the things you can expect from me.  If you do not live in the 50 mile radius of Pawleys Island I can provide you with information about a Top Agent in your area.  


1) Provide feedback on any repairs, which, may be needed to help sell your home quickly.
2) Visit and take photos and give suggestions to make property possibly even more appealing to potential buyers.    Prepare a virtual tour or PHOTOSHOW of your property.

3) Measure the home and calculate the square footage. Research the sales in the area as well as any pending contracts to determine the market value of your home. I provide you with a price range to list the home at and discuss the options to determine a pricing strategy.
4) Sign listing Agreement review all paper work. Place sign in yard and lock box on door (If applicable).
5) Place listing and all information on the MLS.
6) Prepare brochures and information sheets.
7) Place listing with photos on many websites.

8) Advertise in Realtor.com as a showcase listing.
9) Blast and send e-mails to pipe line of buyers.

10) Conduct Open House for Realtors.
11) Conduct Open house for public if desired, when time allows.

12) Schedule showings and screen prospects.
13) Provide feedback by phone or e-mail.
14) Monitor showing activity.
15) Receive offer.  Maintain records and make copies for you.
16) Verify mortgage approval.
17) Present and negotiate offer with your best interest in mind always.
18) Coordinate Cl-100 inspection.
19) Attend Home Inspection.
20) Negotiate issues when they arise.
21) Coordinate attorney to prepare Purchase and Sale.
22) Be a calming center throughout the sale.

        This is my gift to you. 
23) I will by request, provide a Home Warranty for the home being sold during the listing period which is up to 180 days coverage for you the owner during the time the property is on the market.  

25) Update signs and MLS as needed, pending, sold.
26) Assist with providing and meeting contractors if needed.
27) Remove lock box.
28) Help to transfer paper work and keys to and from attorney’s offices.

29) Follow up after the sale including a client feedback form for your critique.

30) Provide you with any Real Estate information you may need in the future!
